What Makes Wyndham Contracts Difficult

Wyndham operates a points-based ownership system (Club Wyndham points, RCI points) rather than fixed weeks, which creates complex contracts with multiple attachments. Owners frequently have more than one contract — accumulated through "upgrades" pushed during owner update meetings. Each contract must be addressed separately in any exit.

Additionally, Wyndham has one of the most active deed-back programs in the industry — but with strict eligibility requirements that many owners don't meet. Knowing which path you qualify for saves significant time and money.

Option 1 — Best if eligible

Wyndham's Ovation Program (Deed-Back)

Wyndham operates the "Ovation by Wyndham" program — a legitimate, no-cost deed-back program available to qualifying owners. Eligibility requirements are strict: your account must be current with no past-due balance, no outstanding loan (paid in full), the deed must be in good standing, and you must meet certain ownership age and usage criteria. Call Wyndham Owner Care at 1-855-925-8226 and ask specifically about the Ovation program. If you qualify, this is the fastest and cheapest exit — often completed in 60–90 days at no cost.

Option 2 — If you bought recently

Rescission (Cooling-Off Period)

Every timeshare purchase in the US comes with a legally mandated rescission period — the window during which you can cancel your purchase for a full refund with no penalty. For Wyndham purchases, this window is typically 7–10 days depending on the state where the sale occurred. If you're within that window, send a certified letter immediately to the address in your contract requesting cancellation. Don't call — put it in writing and send certified mail with return receipt.

Option 3 — Most common path

Legitimate Timeshare Exit Company

If you don't qualify for Ovation and the rescission period has passed, a legitimate exit company is typically the most reliable path. Wyndham contracts are moderately difficult for exit companies — not the hardest (Marriott, Hilton), but not the easiest. Expect to pay $4,000–$8,000 and allow 12–24 months for the process. Look for companies with verifiable BBB accreditation, a written money-back guarantee, and specific experience with Wyndham contracts.

Option 4 — Last resort

Default and Foreclosure

Stopping payments and allowing Wyndham to foreclose removes you from the contract but comes with credit damage (a foreclosure stays on your report for 7 years). If you have an outstanding loan balance, Wyndham may pursue a deficiency judgment. This option makes the most sense for owners with poor credit who have no loan balance and prioritize ending the financial obligation over their credit score.

Avoid "Owner Update" Meetings

If you're actively trying to exit, decline any invitations to "owner update" or "owner benefit" meetings. These are sales presentations designed to upsell you to more points or a different ownership tier — the opposite of getting out.

What Wyndham Won't Tell You

Wyndham's contracts are written to maximize difficulty of exit. The company benefits from owners paying maintenance fees for as long as possible, so they're not proactively going to offer you the Ovation program or other exit options. You have to ask specifically, and you have to qualify.

If you attended an "owner update" meeting and were pressured into upgrading your points contract — which is extremely common — document everything you were told. Misrepresentation during the upgrade process is grounds for attorney-assisted cancellation in many cases.
