Owners pay $5,000–$15,000 to companies that collect the fee, do little or nothing, and then close their doors.

The 5 Red Flags

Red Flag #1

They require large upfront payment before starting any work

Legitimate exit companies may require a deposit, but the bulk of fees should be tied to performance milestones or held in escrow. If a company wants $5,000–$10,000 before a single letter has been sent, that's a major warning sign. The scam model depends on getting paid before you realize nothing is happening.

Red Flag #2

They guarantee results in 30, 60, or 90 days

Legitimate timeshare exits take 12–24 months. Resort companies have legal teams and deliberate processes — they don't cancel contracts quickly. Any company guaranteeing a 3-month exit is either lying or planning to do something that will create future legal problems for you (like stopping your payments without your informed consent).

Red Flag #3

No physical address, no verifiable track record

Scam operations often have professional websites but no real office address, a P.O. box, or an address that maps to a virtual office service. Search for the company address on Google Maps. Check how long the website domain has been registered. If the company was formed in the past 12–18 months and has no verifiable history, walk away.

Red Flag #4

They cold-called you or reached out unsolicited

Legitimate exit companies rely on reputation and referrals. Companies that buy timeshare owner lists and cold-call owners are operating in the scam tier of the industry. If someone called you out of the blue saying they can get you out of your timeshare, hang up.

Red Flag #5

No written money-back guarantee

Every reputable timeshare exit company offers a written, unconditional money-back guarantee if they fail to exit your timeshare. If a company hesitates to put this in writing, or if the written guarantee is buried in qualifications that effectively make it meaningless, that's a serious problem.

What Legitimate Companies Look Like

BBB Accreditation with A or A+ rating, verifiable reviews

Check the company's BBB page directly at bbb.org — not their own website. Look at the complaint history, not just the rating. A 5-year-old company with 50 resolved complaints and an A rating is more trustworthy than a 1-year-old company with an A+ and no reviews.

Transparent fee structure with escrow or milestone-based payment

They charge a reasonable deposit and tie the majority of fees to completion of the exit — or hold fees in escrow until the contract is canceled.

Licensed attorneys involved in the process

The most reputable exit companies have licensed attorneys on staff or as partners who draft cancellation demand letters and communicate directly with resort legal teams.

Realistic timeline and honest assessment

A good exit company will tell you what they can and cannot accomplish, give you an honest assessment of your contract's difficulty, and set realistic expectations — including the possibility that a deed-back program through your resort might be faster and free.
